The cost of home insurance can vary as it depends on a wide variety of factors that are based on your circumstances, your home, and events that affect your home. Every policy is different, so exact costs are different, Unisure uses a number of factors to calculate your premium. These include, but are not limited to:
There are three main types of home insurance. Buildings insurance covers the structure of your home and permanent fixtures. Contents insurance covers possessions inside your home. Buildings and contents insurance (sometimes referred to as B&C) includes both under one policy. Personal belongings cover can be added to any policy that has Contents cover. This provides protection for certain items whilst away from the home.
The cover you need depends on a variety of factors. Homeowners typically need buildings insurance as it is a requirement of most mortgage lenders. You can also choose contents and personal belongings cover to protect items in your home, or that you may carry with you when you are outside your home. The cover and optional extras will depend on the value of your home and belongings.

Home insurance is not compulsory by law, but building insurance is usually a requirement of mortgage lenders. It also offers valuable peace of mind by financially protecting your property in unexpected events like fires, floods, theft or accidental breakage (subject to policy terms and excess).
Home insurance is not a legal requirement, but buildings insurance is required by most mortgage lenders and strongly recommended. It provides financial protection for your property in the case of unexpected events like fires, floods, theft or accidental breakage (subject to policy terms and excess).
You pay a monthly or annual premium to protect your home and belongings. If a covered event happens, you can make a claim. Your insurer will pay to repair or replace damaged items, according to your policy terms and after any excess.
Yes. However, our Home Insurance does not cover roof repairs if the roof has not been satisfactorily maintained.
Standard home insurance doesn't cover boiler breakdowns. However, you can add Home Emergency cover as an optional extra, which includes boiler repairs. Boilers over 15 years old or over 70kW aren't covered, and the boiler must be maintained in line with manufacturer guidance.
You are usually required by mortgage lenders to have buildings insurance in place before completion and may be asked to provide proof of this at the exchange of contracts stage. Most homeowners choose combined buildings and contents insurance to make sure both the property and their belongings are protected in case of unexpected events like fire, flood, theft or accidental breakage. Combining cover can sometimes be cheaper than buying separate products.
In the case of renting, buildings insurance is usually the landlord's responsibility. Landlord's may also have Contents Insurance to protect their own furnishings. As a tenant, you will not need Buildings Insurance, however you might still want contents insurance to protect your own possessions inside the home.
